RESERVATIONS

Please make your reservation online.  Reservations are in “Real Time”; once you have reserved your cottage or room of choice, it is automatically blocked out and a confirmation sent directly to you.  Also; for your protection, current PSI regulations do not allow us to store your credit card information at the B&B.

COTTAGES

Require a 2 night minimum stay YEAR ROUND.

  • A Cottage can only be booked for a 1 night stay if available 24 hours prior.  The online reservation system will allow you to book this option 24 hours prior to your date of interest.

BREAKFAST

We serve our house guests a full hot country style breakfast at our farmhouse-style table each morning at 9:00 a.m.. If you are in one of our cottages, the same hot breakfast is delivered to your door at 8:45 a.m. each morning in a picnic basket.  For more information on our complimentary breakfast please look HERE.

HOLIDAYS

The following holidays require a 3 night minimum stay: Memorial Day, Labor Day & Columbus Day weekends.

CHILDREN

We only accept guests 18 years and older; NO children or infants.

CHECK IN TIME

MAIN HOUSE CHECK IN: 3:30 p.m. – 8:30 p.m.

  • No Early Check-IN or Luggage Drop Off.

COTTAGE CHECK IN: 3:30 p.m. – 8:30 p.m.

  • “Self Check IN” between 9:30 p.m.- MIDNIGHT.
  • No Early Check-IN or Luggage Drop Off.

CHECK OUT TIME

CHECK OUT: by 11:00 a.m.
“Parting is such sweet sorrow,” but to allow us amply time to prepare for new guest arrivals, please be ready to depart the property by 11:00 a.m.

  • A $50.00 late fee will be automatically applied to guests that have not vacated the property by 11:30 a.m.
  • Guest departures past 12:00 NOON will be automatically charge for an additional night.

SMOKING POLICY

  • NO SMOKING  or VAPING PERMITTED: All interior rooms are smoke free. Smoking is only permitted outdoors.
  • A minimum fee of $150 for extra cleaning or repairs and revenue losses due to smoking in the building will be charged to your credit card.

DAMAGES/DISCLAIMER

We take pride in our establishment and our goal is to provide an exceptional experience for each guest from beginning to end, so we keep a close eye on our bedding and furnishings. Please report any spills or damage immediately; the sooner we can treat spills or other messes, the better!

  • Normal wear and tear is to be expected; however, we reserve the right to charge for excess cleaning, damages, repairs, or replacement cost as we deem necessary. Appropriate fees will be assessed and charged to the credit card on file without prior approval or notification.
  • Piney Hill Bed & Breakfast and Cottage is not responsible for loss of money, jewelry, or other valuables. Small items of value may be kept in the office at your request. Out of respect for your privacy, unless prior permission is granted, any belongings left behind after your departure will be kept secure until we hear from you. We will ship your belongings via USPS in a flat-rate priority mail package with tracking. The credit card on file will be charged $10 plus the cost of shipping. Items that are not claimed within 30 days will be donated to a charitable organization.
  • Please show consideration to other guests at all times; disruptive behavior will not be tolerated. We’re sorry, but…if for any reason we have to ask you to leave (failure to respect your Innkeepers, property, policies, or other guests), full payment of your reservation will be forfeited and you will also be responsible for any additional fees incurred.
  • We reserve the right to refuse service to anyone.

Cancellation Policy

Because your accommodations are blocked out and reserved for you from the moment you make your reservation:

  • A $25.00 service charge; per reserved room, will be applied to all cancellations.
  • Cancellations received 7 days or less from “date of arrival” will be charged for the total of reservation unless we can re-book. You are more than welcome to re-book for alternate dates, but if we do not re-book the reservation you are cancelling, then your commitment is not fulfilled and you will be responsible for payment due to our loss of revenue for those dates.
  • Holidays and Fall Season Cancellations received less than 14 days from “date of arrival” will be charged the total of reservation unless we can re-book. You are more than welcome to re-book for alternate dates, but if we do not re-book the reservation you are cancelling, then your commitment is not fulfilled and you will be responsible for payment due to our loss of revenue for those dates.
  • We will not attempt to re-book your room should you cancel your reservation on “day of arrival”.
  • No Shows, that is not notifying us at all, will be charged the entire reservation price.
  • All cancellations must be received by phone or text.
  • All policies apply to those using gift certificates as well.
  • During the WINTER MONTHS, should we incur inclement weather which create unsafe road conditions, you are welcome and encouraged to reschedule your reservation.
  •  If a reservation is cut short; after the required 2 night minimum, a gift certificate equal to 50% of the remaining nights of reservation will be issued.  The gift certificate is valid and must be used within 6 months of issue. This excludes Holidays and Fall Season where you will be charged the entire amount of your reserved stay. 

Other Information for You!

  • ALL adult guests are welcome.  LGBT community are always welcome.
  • We do not host weddings or receptions at Piney Hill.  We hope you will consider us for your honeymoon or guest’s lodging.
  • NO WALK-INS: We only accept ADVANCE reservations
  • INSURANCE RESTRICTIONS: Only paying guests may enjoy the property and outdoor areas.
  • Due to fire danger, please do not bring candles with you.  We do not allow them in the guest areas.
  • WiFi is available for your laptop or mobile device with limited bandwidth.
  • Our rooms & cottages ARE NOT handicap accessible for wheel chairs.
  • The main house kitchen is not a common area.  There are no cooking facilities available for guest use.
  • We provide sheets & linens, towels, shampoo, conditioner, body lotion.
  • Couple’s massage are available. They must be scheduled prior to arrival.
  • Flowers are available for special occasions. They must be ordered in advance of your arrival.
  • Gift Certificates Available – purchase online here. 
  • For those with CAT ALLERGIES: We currently have 4 outside cats on the property. They are not allowed inside the main house, cottages or their screened porches.
