RESERVATIONS
Please make your reservation online. Reservations are in “Real Time”; once you have reserved your cottage or room of choice, it is automatically blocked out and a confirmation sent directly to you. Also; for your protection, current PSI regulations do not allow us to store your credit card information at the B&B.
COTTAGES
Require a 2 night minimum stay YEAR ROUND. Read More> We can not make exceptions. We are not currently offering a 1 night stay. If you see a 1 night opening on the reservation calendar, it is only left unblocked in the event a booked couple around those dates want to add a night to the beginning or end of their stay. Otherwise it is left empty. Normal wear and tear is to be expected; however, we reserve the right to charge for excess cleaning, damages, repairs, or replacement cost as we deem necessary. DEPOSIT
If you add one of our Special Packages a non-refundable deposit of $100.00 will be charged 1 week prior to arrival.
BREAKFAST
We serve our house guests a full hot country style breakfast at our farmhouse-style table each morning at 9:00 a.m.. If you are in one of our cottages, the same hot breakfast is delivered to your door at 8:45 a.m. each morning in a picnic basket. For more information on our complimentary breakfast please look HERE.
HOLIDAYS
The following holidays require a 3 night minimum stay: Memorial Day, Labor Day & Columbus Day weekends.
CHILDREN / PETS / PARTY GROUPS
- We do our best to promote and provide a quiet, relaxing atmosphere for all our guests.
- We do not allow children or infants; only adult guests 18 years and older.
- No pets; for pet boarding contact Mystic Pet Resort in Luray.
- No party groups. This pertains to those looking for more of a party atmosphere and location.
CHECK IN TIME
MAIN HOUSE CHECK IN: 3:30 p.m. – 8:00 p.m.
- No Early Check-IN or Luggage Drop Off.
COTTAGE CHECK IN: 3:30 p.m. – 9:00 p.m.
- “Self Check IN” between 9:30 p.m.- 11:30 p.m.
- No Early Check-IN or Luggage Drop Off.
CHECK OUT TIME

“Parting is such sweet sorrow,” but to allow us ample time to prepare for new guest arrivals, please be ready to depart the property by 11:00 a.m.
• An $85.00 late fee will be automatically applied to guests that abuse our 11:00 a.m. check-out time. Please allow yourself amply time to load your car and be ready to depart on time.
• Guests that push the envelope and have not departed the property by 12:00 NOON will automatically be charged for an additional night.
FORMS OF PAYMENT ACCEPTED
Cash, Debit, Visa, MasterCard, Discover
- All reservations will be held with a valid credit card. The total of your stay will be charged day of arrival to the card you used to make your reservation.
SMOKING POLICY
- NO SMOKING or VAPING PERMITTED: All interior rooms are smoke free. Smoking is only permitted outdoors.
- A minimum fee of $150 for extra cleaning or repairs and revenue losses due to smoking in the building will be charged to your credit card.
DAMAGES/DISCLAIMER
We take pride in our establishment and our goal is to provide an exceptional experience for each guest from beginning to end, so we keep a close eye on our bedding and furnishings. SAME DAY RESERVATION REQUEST
We do not accept Walk-Ins. Advance reservations are required. The reservation system will allow you to make same day reservations for a 2 or more night stay up until 2:00 p.m. CHECK AVAILABILITY
Cancellation Policy
Because your accommodations are blocked out and reserved for you from the moment you make your reservation:
- A $25.00 service charge; per reserved room, will be applied to all cancellations received less than 21 days prior to arrival.
- Cancellations received 7 days or less from “date of arrival” will be charged for the total of reservation unless we can re-book. You are more than welcome to re-book for alternate dates, but if we do not re-book the reservation you are cancelling, then your commitment is not fulfilled and you will be responsible for payment due to our loss of revenue for those dates.
- Holidays and Fall Season Cancellations received less than 14 days from “date of arrival” will be charged the total of reservation unless we can re-book. You are more than welcome to re-book for alternate dates, but if we do not re-book the reservation you are cancelling, then your commitment is not fulfilled and you will be responsible for payment due to our loss of revenue for those dates.
- We will not attempt to re-book your room should you cancel your reservation on “day of arrival”.
- No Shows, that is not notifying us at all, will be charged the entire reservation price.
- Children: We do not allow an infant or child. There is no option to add a child during the reservation process. If you arrive with a child, we will not be able to accommodate you, but you will be responsible for payment of your total stay. It is your responsibility to read the policies.
- All cancellations must be received by phone or text.
- During the WINTER MONTHS, should we incur inclement weather which create unsafe road conditions, you are welcome and encouraged to reschedule your reservation.
- If a reservation is cut short; after the required 2 night minimum, or 3 night minimum for holidays, a 80% credit will be applied for the remaining nights of your reservation. The house credit must be used within 8 months of issue.
Other Information for You!
- ALL adult guests are welcome. LGBT community are always welcome.
- We do not host weddings or receptions at Piney Hill. We hope you will consider us for your honeymoon or guest’s lodging.
- NO WALK-INS: We only accept ADVANCE reservations
- INSURANCE RESTRICTIONS: Only paying guests may enjoy the property and outdoor areas.
- Due to fire danger, please do not bring candles with you. We do not allow them in the guest areas.
- High Speed Link Wi-Fi is available for your laptop or mobile device.
- Our rooms & cottages ARE NOT handicap accessible for wheel chairs.
- The main house kitchen is not a common area. There are no cooking facilities available for guest use.
- We provide sheets & linens, towels, shampoo, conditioner, body lotion.
- Flowers are available for special occasions. They must be ordered in advance of your arrival.
- For those with CAT ALLERGIES: We currently have 2 outside cats on the property. They are not allowed inside the main house, cottages or their screened porches.
