RESERVATIONS
To make a reservation, please book online. All reservations are processed in real-time, meaning once you select your cottage or room, it is immediately blocked out, and a confirmation will be sent to you. For your protection, we cannot store your credit card information due to current PSI regulations.
COTTAGES/HOUSE GUEST ROOMS
- A 2-night minimum stay is required year-round unless otherwise specified.
- A 3-night minimum Cottage stay on October weekends that include a Friday or Saturday.
- No exceptions: We are not offering 1-night stays.
- Cottages are open 7 days per week.
ONLINE DISCOUNTS
When making your online reservation, place your discount code in the appropriate box on the reservation form and, hit apply code. The discount will automatically be applied to your reservation. View Current Discounts.
HOLIDAYS
The following holidays require a 3-night minimum stay:
- Memorial Day Weekend
- Labor Day Weekend
- Columbus Day Weekend
CHECK-IN TIME
COTTAGES:
- Check-In: 3:30 p.m. – 11:30 p.m.
- Self-Check-in is available from 3:30 p.m. – 11:30 p.m.
- Innkeeper Check-in is available from 3:30 p.m. – 8:00 p.m.
- No early check-ins or luggage drop-off.
MAIN HOUSE GUEST ROOMS:
- Check-In: 3:30 p.m. – 8:00 p.m.
- Please contact us via text if you would like to request a later arrival.
- No early check-ins or luggage drop-off.
CHECK-OUT TIME
- Check-out is by 11:00 a.m.
“Parting is Such Sweet Sorrow”. To allow time for new guests, please be prepared to leave by this time. - No late check-outs allowed.
- $85 late fee will apply for check-outs after 11:00 a.m.
- Additional night charge will apply for check-outs after 12:00 p.m.
BREAKFAST
- For guests staying in our cottages, breakfast is delivered to your door at 8:45 a.m. in a picnic basket.
- For house guests, we serve a full hot country-style breakfast at 9:00 a.m. at our farmhouse-style table.

Special Ingredients & Additional Charges
For guests with specific dietary requirements, an additional charge will apply to cover the cost of special ingredients:
- Gluten-Free Options: Includes items such as gluten-free French toast, egg bakes, scones, and breakfast breads. Gluten-free cookies and dessert options are also available.
- Restrictive Diets: We only cater to medical dietary needs with advance notice.
- Note: There is an additional charge per person, per night for gluten-free or medically restricted diets.
- Vegan Options: Due to lack of resources in the area and limited need to have on hand, we do not offer this option.
- We are unable to accommodate fad diets and other diets, such as: Paleo, ovo-free (no eggs).
CHILDREN / PETS / PARTY GROUPS
Children Policy
We do not allow infants or children at the property, and there is no option to add a child during the reservation process. If you arrive with a child, we will be unable to accommodate you, and you will still be responsible for the full payment of your stay. Please review our policies carefully before booking.
To maintain a peaceful, relaxing atmosphere for all our guests, please note the following:
- No children or infants—adult guests only (18+).
- No pets allowed. For pet boarding, please contact Mystic Pet Resort in Luray.
- No party groups—we do not accommodate those seeking a party atmosphere.
SMOKING POLICY
- No smoking or vaping permitted inside the main house or in the cottage rentals. Smoking is allowed outdoors only.
- A $250 fee will be charged for cleaning or repairs resulting from smoking inside the building.
LODGING FOR AREA WEDDING
We hope you will consider one of our luxury cottage rentals or main house guest rooms for your honeymoon getaway as well as a lodging option for your wedding party and guests. Please have your guests book with us directly as we do not hold lodging.

DAMAGES / DISCLAIMER
- We kindly ask that you leave your cottage or guest room in the same condition you found it.
- We take pride in maintaining our property and provide an exceptional guest experience. Please report any damage or spills immediately so we can address them.
- Normal wear and tear is expected, but we reserve the right to charge for excessive cleaning, damages, repairs, or replacements as deemed necessary.
- Excessive cleaning fees may be charged for damages or additional cleaning, as needed, and will be billed to the credit card on file.
- Piney Hill Bed & Breakfast is not responsible for lost or stolen items. Small valuables may be stored in the office at your request.
- Items left behind after departure will be secured for 30 days and can be shipped via USPS Priority Mail with a $10 shipping fee. After 30 days, unclaimed items will be donated to charity.
- Disruptive behavior will not be tolerated. If you are asked to leave due to violation of our policies, your payment will be forfeited, and you will be charged for any additional fees incurred.
FORMS OF PAYMENT ACCEPTED
- Cash, Debit, Venmo, Visa, MasterCard, Discover
- All reservations will be held with a valid credit card, and the total cost of your stay will be charged on the day of arrival.
DEPOSIT
- If you book and extended stay, a non-refundable deposit of $150 may be charged 1 week before arrival.
- If you add a special package to your reservation, a non-refundable deposit of $100 will be charged 1 week before arrival.
SAME-DAY RESERVATION REQUESTS
- No walk-ins allowed. All reservations must be made in advance.
- Same-day reservations are available for 2-night stays, up until 2:00 p.m. on the day of arrival.
Cancellation Policy
Because your accommodations are reserved exclusively for you from the time of booking, we kindly ask you to review our cancellation guidelines below:
Cancellations made less than 21 days prior to arrival will incur a $25 service fee per reserved room.
Cancellations within 7 days of arrival will be charged 100% of the reservation total with the following credit and time frame offered below.

- Cancellations received 4–7 days before arrival are eligible for a 75% credit of the nightly rate, which can be applied toward a future stay within 6 months of the cancellation date.
- Cancellations received 1–3 days before arrival are eligible for a 50% credit of the nightly rate, also valid for a future stay within 6 months.
- If you cancel your make up dates from your 1st cancellation less than 7 days from arrival, you will be 100% responsible for your stay. You will loose your credit and pay any difference.
During holiday periods and the fall season, cancellations made less than 14 days before arrival will also be charged the full reservation amount with the following credit & time frame offered below.

- Cancellations received 7–14 days before arrival are eligible for a 75% credit of the nightly rate, which can be applied toward a future stay within 6 months of the cancellation date.
- Cancellations received 1–6 days before arrival are eligible for a 50% credit of the nightly rate, also valid for a future stay within 6 months.
- If your cancel your make up dates from your 1st cancellation less than 14 days from arrival, you will be 100% responsible for your stay. You will loose your credit and pay any difference.
No-shows, or failure to notify us of a cancellation, will be charged 100% of the reservation total with no credit option.
Cancellation Methods
All cancellations must be made via phone or text.
Winter Weather Policy
During the winter months, should inclement weather create unsafe road conditions, you are welcome and encouraged to reschedule your reservation.
Early Departure Policy
If you need to cut your stay short, after meeting the required minimum of 2 nights (or 3 nights for holidays), an 75% credit will be applied to the remaining nights of your reservation. This credit must be used within 8 months.
Other Information for You!
- All adult guests are welcome; the LGBTQ+ community is always welcome.
- No walk-ins; we only accept advance reservations.
- Insurance restrictions: Only paying guests are permitted to enjoy the property and outdoor areas.
- Fire safety: Candles are prohibited due to fire risk. Please do not bring them with you.
- Wi-Fi: High-speed Wi-Fi is available for laptops and mobile devices.
- Accessibility: Our rooms and cottages are not wheelchair accessible.
- Kitchen use: The main house kitchen is not a common area, and cooking facilities are not available for guest use.
- Amenities: We provide sheets, linens, towels, shampoo, conditioner, and body lotion.
- Flowers: Available for special occasions; they must be ordered in advance of your arrival.
- For guests with cat allergies: We have two outdoor cats on the property, but they are not permitted inside the main house, cottages, or screened porches.
